The automatic decision made in a matter of seconds by a technology the applicant will never see, processing data points the applicant may not even be aware are being used, is a particular step in the mortgage application process that most people never consider. Yes, the credit score. the proof of income. but the postal code as well. According to research that is currently emerging in the Canadian context, the first three characters that locate you in a city or region contain information about your neighbors, the historical demographics of your neighborhood, and the lending industry’s accumulated assumptions about risk in areas where specific communities have long resided. Your race is not visible to the algorithm. However, it looks at where you live, and those two factors have been connected in both Canada and the US.

The fundamental process and systemic reluctance to directly addressing it are the same regardless of the country, specific legal structure, and demographic details. The sediment of previous discrimination is present in the data used to train these algorithms.

From the sediment, the models pick up knowledge. The harsher phrases are still applied to residents of the communities that were most severely shaped by historical discrimination. Furthermore, although claiming to be objective and effective, the system lacks a clear self-correcting mechanism. The research is currently focusing on the work of intentionally building one from the outside. What is truly unclear is whether the organizations in charge of that work are progressing at the rate necessary to solve the issue.
